Venice Florida, once a fishing and farming community, and voted top 10 Happiest Seaside Towns by Coastal Living, has begun to see changes in its city. Sarasota county, which includes Venice, was recently ranked one of the Forbes 2018’s fastest growing cities. Over the past 15 years, Sarasota county has seen continued rapid growth spanning from Tampa down to Naples and subsequently bringing more than just snowbirds to the area.
With this new growth and expansion comes the need to fulfill community requirements. The opportunity has caught the eye of Florida developer, Nvision Development, and owner/operator NM Residential. Together they have broken ground on a new 324-unit luxurious apartment project called Venice Isles that is expected to be completed in April 2020. The project is visible on the West side of I-75, just south of the Jacaranda intersection, with framing now underway. The property is just outside Venice city limits in unincorporated Sarasota county, south of Sarasota, and north of Northport.
Within two miles of Venice Isles, the surrounding neighborhood will also see two state-of-the-art hospitals: Sarasota Memorial Hospital is slated to open in the fall of 2021; and Venice Regional Bayfront Hospital is opening in 2022. Between these two new hospitals, the community will now have 290 beds, 110 private rooms, a helicopter pad, a 28-bed emergency department along with its own central energy plant (Venice Regional Bayfront Health; Sarasota Memorial Hospital ). “We are excited about the potential of this market. There’s been an abundance of new development in the immediate vicinity which will only benefit from the two new hospitals. We think perspective residents will love the market leading amenities that we will be offering,” said Elliott Simmonds, Director of Development for Nvision Development.
Venice Isles boasts a gated secured vehicle entrance along with an attractive on-site amenity package. There will be an active clubhouse with activities for residents, a 24-hour workout center, a resort style pool with plenty of shade and in-pool lounge seating. Communal exterior barbeque area will be located at the pool. The great room features indoor seating areas with large screen tv’s for community events and indoor entertainment areas available for private functions. The clubhouse will feature a business center with a private conference room available for use by residents. In addition, residents can work on their golf swing at the 18-hole golf simulator. To take advantage of the year-round warm Florida weather, Nvision made sure to incorporate as much green space as possible. This includes, biking and walking trails around the lake, a dog park, Zen garden, park benches and gazebos.
In addition to the exterior and community features, the project will see a mix of 1, 2, and 3-bedroom apartments. Each building will have a choice of a lake, pool or feature water view. Granite countertops with undermount sinks in all bathrooms and kitchens, islands and stainless-steel appliances and two- tone kitchen cabinets with 42” uppers in all units. The project will showcase modern floorplans with walk-in showers in the master of the two- and three-bedroom units, as well as glass shower doors and tiles in each unit. Every bedroom can expect walk-in closets. Faux wood floors, impact glass (meeting current hurricane standards) and 2” blinds in all windows, built in USB outlets, ceiling fans in all bedrooms and livings rooms with large covered balconies in each unit. Valet trash pickup, whole community internet and connectivity will also be provided to each unit.
“Nvision’s mission is to add value, leave a lasting impression and exceed expectations on all projects. The goal of Venice Isles is to serve the needs of the community, and Nvision and NM Residential are very excited to share the finished product with the community,” said Ian McCook, President of Nvision Development. “The Venice Isles Apartments will bring a new offering for apartment living that doesn’t currently exist in the Venice market. All units will be accessible by elevator. Between the well-designed floorplans and the resort lifestyle, we expect this to be the first choice for renters in the market.”
Michael Niederst, CEO of NM Residential says, “We are very excited to be entering this market. Having owned and managed projects in four different states, Venice Isles represents an opportunity to share with the local community our exceptional standards of property and rental management that makes living at our properties simple and easy. We look forward to getting to know our future residents in this beautiful part of the world.”
Construction is already under way and leasing is expected to begin in early fall 2019. For more information please contact Nvision Development at (407) 872 1900 or go to: veniceislesapartments.com.
